We have followed our guiding goals on into specialized real estate investing. The vehicle we use is called Land Trusts.   1. The term is one year + the partial year you start. Whatever date you start, your contract ends the next January 1st, one full year later. If you start September 23rd, it will end January 1st, 15 months later.
