We have followed our guiding goals on into specialized real estate investing. The vehicle we use is called Land Trusts. 1. The term is one year + the partial year you start. Whatever date you start, your contract ends the next January 1st, one full year later. If you start September 23rd, it will end January 1st, 15 months later.
2. Your investment will be secured by the underlying real estate which is already leased on a triple net lease so all expenses of ownership and management are included.
3. Your payment back will actually come from the the US Federal Government through the IRS (nice!).
4. Regardless of whether the property goes up or down, you still get paid.

6. The key will be what tax bracket you are in. If you are a corporation, your tax bracket is 50%. If you have a good income your bracket may be in the 33% to 35% range. If your tax bracket is less than 25% your return will be reduced but still guaranteed.
